What is a 203k Certified Contractor?
A 203(k) contractor is a licensed general contractor who is familiar with the requirements of a 203(k) project, which is a loan from the Federal Housing Administration (FHA) for the purchase and renovation of fixer-uppers. 203(k) loans have special requirements, such as only certain types of properties being eligible, and not all types of repairs or additions being able to be paid for with 203(k) funds.
To become a Certified 203(k) Contractor, contractors must complete the 203(k) Contractor Certification Program, which includes:
An education course on the 203(k)
A 172-page 203(k) Contractor Manual
A 3-hour education session
A 2.5-hour HUD webinar
A 70-question 203(k) test
Verification of license, insurance, references, and financials
Once certified, contractors are listed in the 203(k) Contractor Directory, which helps customers, lenders, asset managers, and realtors find knowledgeable and experienced contractors for their FHA 203(k) loan needs.
